Electrical Re-wiring Services – Domestic or Commercial

Re-wiring Services

While your home or business wiring should last for years, there are occasions when you need to renew or rewire your property’s electrical circuits. This is a major job and is often done in conjunction with a full property restoration or refurbishment, as cuts and chases in walls and ceilings, along with floorboards being lifted, are usually necessary to run new cables / circuits. This is because the entire system has to be accessed, which may involve getting to conduits behind walls or under floors.

So if it’s time to refurbish your home or business property, this is the perfect opportunity to call MG London and find out more about our re-wiring service in London.

Why re-wire?

Older properties can have wiring that dates back decades. This wiring degrades over time, as the strands of wire inside the cable start to fail and the outer plastic cracks and splits, sometimes exposing live wires. This is a serious safety hazard, and needs to be addressed quickly. Modern wiring is not just safer and lasts longer, but a re-wiring service from experienced, highly qualified local electricians means your property will comply with all current Health and Safety legislation too.

If you are a landlord then you are required to ensure that your property is safe, which includes the electrical circuits. If you have recently taken on a new property and are planning to let it out (especially if the property will be a multiple occupancy building), then you must ensure the electrical circuits are safe. During the restoration process, you can book an EICR (Electrical Installation Condition Report) inspection, where we will be able to tell you exactly what needs to be done and whether the property needs to be rewired to bring it into line with current regulations.

What are the options?

If a full re-wire is not necessary, then one option is to upgrade the fuse board to have the correct protection.

If doing so, we recommend installing a board with RCBO (Residual Current Device with Built in Over Current protection), which will conform to all current safety regulations for residential and commercial properties (as long as they are not using three-phase equipment).

We can also carry out repairs. If an entire top-to-bottom property rewiring service is not required, then our qualified electricians can re-wire individual circuits if there is a localized fault, or fix short circuits caused by the failure of cable insulation.

What is involved in a property rewiring?

Wiring is usually difficult to access, because it is concealed in walls, ceilings, and floors. So rewiring a property often involves cutting channels (or ‘chases’) into walls to run new cables. Carpets and floorboards may need to be lifted to allow for new cables to be run through the house. Because this is such an invasive process, we recommend that the best time to rewire a property is when you are renovating or refurbishing. But if that isn’t practical then we will do our best to keep disruption and disturbance to a minimum. Where possible, we will run cables through voids in studwork walls or above ceilings to make it easier to redecorate.

We also offer alternatives, such as running the cabling through surface mounted trunking. This is much faster and cheaper, but do bear in mind that it will mean you will have exposed trunking on walls and ceilings. This is not a method that is used often in domestic or rental properties, but can be a solution for a utility or commercial area.

How much will it cost?

It is very difficult to give a set price for our rewiring service, as no two jobs are the same. However, at MG London we operate a transparent pricing policy, meaning the price you are quoted is the price you pay, with no ‘hidden extras’.
